Description

This Train Wreck is back on the market; they couldn't unload it for $250K before season started so now they're asking $265K in front of the long, hot summer. Based on the indicated sales, it's worth under $100K in my estimation. Less really, because of ongoing issues with the city.

Be aware of ongoing issues; they tried to get a permit to expand their outside space from 4 to 7 tables and it opened up an apparent pandora's box of issues; the city discovered that they reconfigured the space without getting any approvals

The broker is somehow involved with this place as noted below, so be aware. She was particularly irritated when I first reported that they'd ripped the place and they told the city that they just re-did the floor.

Previous Issues

These bad actors continue to refuse to comply with city rules. They applied for a permit for their outdoor lounge and they failed their inspections. So they just left things the way they were. Code Enforcement had to instruct them to dismantle their illegal sidewalk lounge.

What's interesting is that the permit application was applied for by Yveline Andrieu, who is a RE broker who likes to post glowing reviews of the place:

The restaurant is listed on loopnet and Intercoastal Realty's website for sale for $250K; the ad touts their "New Lounge Terrace", which someone in the process must know isn't legally permitted.

They're positioning this for foreigners, touting the ability to qualify for a Visa; I'm surprised that the Las Olas Company allows this kind of BS in one of their properties; this is just a stain on Las Olas.

I spotted this place on the code enforcement ticker a few weeks ago. Apparently they've built a room on the sidewalk without bothering to get permission from anyone.

If you remember the Cheese Culture that was here before, they had 4 small cafe tables; when these guys moved in I wondered if they were allowed to put more tables out (see the main picture with the gray furniture). Since then it appears that they've built a whole enclosed patio with couches and a big umbrella.

Well no more.

I had a bad feeling about these people from the beginning.

What's surprising is that this space is owned by Las Olas Company, and they should know that they can't just put stuff on the sidewalk without getting the proper permits. Imagine if everyone could just put whatever they wanted on the sidewalk
